The Ridges is a 793-acre, guard-gated village on Summerlin's western edge, known for desert-contemporary custom homes, valley views and a golf course at its center. Summerlin's developer describes nine custom-home neighborhoods here, plus a handful of luxury production neighborhoods, a residents-only fitness club and a "dramatic rocky ridgeline" behind it all (Summerlin). It's also in the middle of a big change: the former public Bear's Best course is being rebuilt as a private club.

Where Is The Ridges, and How's the Commute?

The Ridges sits just west of the 215 Beltway, off Flamingo Road and Granite Ridge Drive, in the 89135 ZIP code. Flamingo Road heads straight east toward the Strip.

What Are the Homes Like?

Summerlin's developer says The Ridges was designed around "a rich desert contemporary style" meant to blend homes into the landscape. You'll see stone, glass, flat roof lines and big view decks rather than tile-roof Mediterranean.

There are two kinds of neighborhoods:

• Custom-home neighborhoods: nine in all. Talon Ridge was announced as the ninth and last. The developer now lists Ridges custom homesites as sold out (Summerlin), so buying a lot today means a resale.
• Luxury production neighborhoods: builder communities inside the gate. The developer has named Fairway Hills by Toll Brothers (townhomes) and Sterling Ridge by William Lyon Homes (Summerlin).

What's Happening With the Golf Course?

The Ridges' course opened in 2001 as Bear's Best Las Vegas, a public course built from Jack Nicklaus' favorite holes. Here's what's confirmed:

• Mulligan Holdings bought the course for $30.5 million, and public tee times ran through June 22, 2025 (Las Vegas Review-Journal)
• The owners told the Review-Journal they plan to invest $300 million to turn it into a private, members-only club (Review-Journal)
• The new club's website, amaragolf.com, introduces it as Amara Golf & Social Club and says only that it's "coming soon"

No opening date has been published by the club. If golf membership matters to your purchase, I'll help you confirm the current status before you write an offer.

What Are HOA Fees Like in The Ridges?

Expect more than one association: Summerlin's master association plus The Ridges' village association, and some neighborhoods also have their own sub-association. Dues vary widely by neighborhood, so I don't quote a single number. Ask for the resale package on the exact home, and add the layers together.

Which Schools Are Near The Ridges?

CCSD assigns schools by address, so check yours with the CCSD zoning tool. Public schools near The Ridges include:

• Judy and John L. Goolsby Elementary School
• D'Vorre and Hal Ober Elementary School
• Keith C. and Karen W. Hayes Elementary School
• Frank and Victoria Fertitta Middle School

Private options nearby include The Alexander Dawson School and Bishop Gorman High School.

Lifestyle and Nearby Attractions

• Downtown Summerlin: shopping, dining and entertainment about 11 minutes away
• Red Rock Canyon National Conservation Area: about 21 minutes to the visitor center
• Summerlin's trail system and parks throughout the surrounding villages
• Club Ridges: the village's own fitness facility for residents
